    Pay Attention to The Details

    Want to Increase The Chances of a Successful Outcome When Your Home Hits the Market? You’ve likely heard that PRICE, LOCATION and CONDITION matter when buying or selling a home (or any real estate). Of these three things, sellers often overlook the easiest and least expensive item—the condition of the property. Not only do you have the most control over the appearance of the home’s interior and exterior, attention to detail (or lack thereof) can make or break a sale. Believe it or not, even the smallest things sometimes overlooked by a seller are noticed by and matter to the buyer.

    In marketing, you want to appeal to the largest audience and attract as many interested parties as possible. Ensure that your agent’s photos and videos used for MLS, social media and print advertising are of professional quality and accurately represent the home’s features and benefits. If the lawn, shrubs or home are unkept and not inviting, chances are that the buyers will never tour the inside in-person.  Declutter the home, closets and garage. Depersonalize by taking down family photos and personal art or collections. Thoroughly clean throughout the home, particularly the kitchen and bathrooms. Replace defective bulbs, repair/repaint damaged or scuffed walls, replace HVAC filters, and replace worn carpet or flooring. The best part? You can do many of these tasks yourself and save money.
